The bridge plan was developed and adopted due to the planned re-construction of the existing Tanners Creek Bridge. This re-construction project was to begin in 2008 and would have restricted traffic to one lane in each direction for up to 18 months.

It was felt by the City administration that such a closing would have done irreparable damage to the local and regional economy as well as to aggravate everyone who had to routinely pass through what is already known as a serious bottleneck. By building the new bridge and delaying the re-construction of the existing bridge the City is ensuring that there will always be at least two lanes of traffic in each direction even during the re-construction period which will occur as soon as the new bridge is completed. The City is paying the complete cost for the new bridge because that is the only way it could be completed in time to be available during the reconstruction period. Our development schedule is four (4) years while the state schedule to construct a new bridge would have been nine or ten years.

The bridge consists of three west bound, elevated lanes. Two of those lanes will merge into Route 50 while the third takes traffic from North Main Street and distributes it on to Old State Route 48 or into the Dearborn Plaza Shopping Center Parking Lot. In addition to the bridge itself, several other traffic routing improvements are being made to alleviate the normal traffic problems that have been traditionally noted in the area.

The City has made major improvements to the fairgrounds and racetrack over the past several years including new grandstands, display barns, improved rest rooms and the remodeling and expansion or Agner Hall.  In addition, the City signed a five (5) year lease with a new management group in 2007 that includes Chip Perfect from Perfect North as a principal and Dave Rudisell as the track manager.

In 2008, the big news is a completely rebuilt race track including a new surface, all new safety equipment and barriers, improved backstretch viewing area, improved track racing entrances and exits and additional seating.But the biggest news is the new track configuration includes lengthening the track to 3/8 of a mile instead of the old length of ¼ of a mile and major changes to the track banking all of which will make our new track the absolute best dirt track in the midwest and maybe the country.  Speeds will be up along with the improved safety components and competition should be greatly improved as the better racing environment draws more and more competitive racers.

The City has for sometime wanted to add a water park to the swimming pool complex. This is the kind of park that has a flat to sloping, rubber surface that includes many different squirt features for youngsters to enjoy. In addition, extra shaded picnic space was needed. 

During the past several Christmas Holiday seasons the City has offered ice skating at Walnut and High Streets. The City has now combined all of those issues into a new project that will add all three. A squirt feature will be added to the pool complex as well as a new covered deck area. That same deck area will become an ice skating arena each winter.

This is a great combination as many of the summer features can also be used during the winter. This package combines all of the improvements of that were desired for the pool area and will greatly reduce the cost of providing ice skating during the winter.

As a result of the recent fire on High Street, the City has offered several alternatives to the affected property owners. The City can provide assistance with development funding if the owners desire to rebuild at the site. Or, the City has offered to purchase the properties at fair market value so they can be marketed for development immediately. In either case, the City is committed to rebuilding these properties and maintaining the historical look that existed prior to the fire.

The City has had a desire to stimulate the local housing market for some time.  The concept of building townhouse units along Walnut Street adjacent to Todd Creech Park seemed like a good possibility.  Originally, the project was in private hands but did not get started due to cost issues.  The City then took the project on to see what it could do.  The urban housing market is a difficult one that routinely requires large subsidies to support the projects.   

The City acquired and demolished the existing properties and started the project by installing foundations and utilities along with the construction of a retaining wall.  The City then bid the project but did not receive any competitive bids that would have allowed the units to be priced properly.  Currently the project is going to be finished by and urban development company from Cincinnati named Middle Earth Developers.  Their proposal is to finish all thirteen units within the next year and sell them for $170,000 to $239,000.

We think folks will be pleasantly surprised as these units start to rise from the ground as they will be large, well placed, and luxurious.  The location adjacent to the park, schools, community and senior centers is excellent.  Shopping and restaurants are very close and you are less than 30 minutes from downtown.  What a deal!

This project enjoys a City of Lawrenceburg investment to the tune of $50 Million Dollars.  These funds are pledged over ten (10) years and come from the annual Argosy revenues.  This investment will pay off for the City hugely once the expansion is completed and business ramps up. 

Over 900 new employees will be employed and the additional property taxes will help our City and County for many years to come. The project will provide ??? new gambling seats, a new 1500 parking garage and 200 new valet spots.

  The City intends to improve the George Street Park by adding a parking lot, new recreation features for the kids and improved shelter space. The City is currently reviewing the idea of developing a Dog Park adjacent to the existing park.

The City has negotiated a package that will put a new CVS Drug Store at the corner of Front Street and U.S. Route 50. This new, modern store will compliment the neighborhood, clear several blighted properties, and bring additional visitors to our downtown area. There will a deceleration lane added to Route 50 and upgrades to all the adjacent street fronts and sidewalks.

The City is investing approximately $4 Million in Senior Housing along St. Clair Street across from the new Argosy Casino Parking Garage. There will be twenty (20) units in the first building. These deluxe units will have one bedroom and a den which can also be used as a second bedroom. Secure off-street parking will be on the first level of the three level structure. All units will have their own heat and air conditioning and a balcony. 

Also on the first level there will be a community room with a full kitchen and a walled-in courtyard garden. The units will be rented to folks who qualify by a combination of age and income. The rent levels and the qualifying requirements are not yet available but will be posted here as soon as they are developed.

The City is financing this project internally so the building will have no debt service. Therefore, the positive cash flow that is generated from the rents will allow the building to produce revenue to the City for as long as the building is in operation.

The City agreed several years ago to trade the old Arch Street park to Argosy for a piece of property that they owned across the street from the old park.  The lots were approximately the same size and Argosy was willing to provide funds to add a great many features to the new park. 

Today the new park is almost finished and everyone must admit that the new features are just out of this world.  A new basketball court, swings, bathrooms and one of largest play sets that we have ever seen are there for everyone’s enjoyment.  The park is fenced with the original fence from the old park to give it a feeling of history and to make sure the kids are safe.

The old park property, which is directly adjacent to the Argosy Hotel property, is now available for Argosy to develop.

This is a project that is actually managed by Historic Landmarks Foundation Indiana, (HLFI).  There had been three renovation phases planned for these historic properties and we are in the last phase which will end with the properties being sold to the public. 

The City has sponsored the project but has not been involved with the actual project itself.
